The annual meeting of the Homes Association convened at 1:05 PM, Sunday, March 1, 2026. Four board members and 8 property owners were in attendance. Thanks to everyone for taking the time to attend and participate.
Acceptance of Prior Meeting Minutes
▪ The official meeting minutes from the 03/02/2025 and 06/29/2025 meetings were reviewed with no corrections noted. The minutes were duly accepted.
Board of Directors Election and Officer Assignments
▪ One new Director was elected to a 3-year term and one existing director was re-elected to another 3-year term. Both were elected by a unanimous show of hands.
▪ One director retired from the Board
▪ The offices of President, Vice-President, Secretary and Executive Secretary were assigned to Directors and the position of Treasurer was assigned to a property owner to serve at the will of the Board.
Treasurer’s Report and 2026 Budget Review and Approval
• 2025 expenses totaled $14,534.20. These were reviewed and it was noted that per usual the main expenditures were related to the maintenance of the HOA park/pond and
insurance.
• The 2026 Budget was presented and accepted with estimated expenses of $14,421.96.
▪ Due to increasing costs and potential upcoming pond maintenance it would be worthwhile to begin a discussion of increasing annual dues.
▪ 2026 dues were reviewed and it was noted that there are 7 properties with dues more than 12 months old. A Board member will contact these property owners.
▪ The Board voted to hire Green Outdoors for 2026 HOA landscaping services.
The meeting was adjourned at 1:35 PM.
